Necto Search and Selection is exclusively partnering with a renowned Tier 1 contractor to recruit a pivotal Senior QS for a flagship €100m+ commercial fit-out project in the heart of Dublin. This is a rare opportunity to take complete commercial ownership of a landmark project that will shape the Dublin skyline.
The Role:
As the Senior Quantity Surveyor, you will be the commercial lead on-site, responsible for the full financial and contractual management of the project.
Your key duties will include:
- Full pre and post-contract commercial management.
- Preparing timely and accurate cost value reconciliations (CVRs).
- Managing subcontractor accounts from procurement to final agreement.
- Identifying, pricing, and negotiating variations and change control.
- Providing robust financial reporting to the Commercial Manager and project team.
- Ensuring strict adherence to the main contract conditions (likely RIAI / FIDIC).
- Driving cost control, value engineering, and maximising project profitability.
- Preparing and agreeing on the main contract final account.
The Candidate:
To be successful in this high-profile role, you will possess:
- A degree in Quantity Surveying or a related field.
- 7+ years’ post-qualification experience with a main contractor.
- Proven experience on large-scale, fast-paced fit-out or interior refurbishment projects (€20m+ value) is essential.
- A strong working knowledge of standard forms of contract (RIAI, FIDIC, NEC).
- Demonstrable experience in final account negotiation and securing strong project margins.
- Exceptional financial acumen and the ability to communicate complex commercial issues clearly.
- The confidence and gravitas to manage client and subcontractor relationships effectively.
- A proactive, solutions-focused attitude with the drive to see a project through to successful completion.
